As a short-term rental host

I want to define a required number of non-rentable (owner-occupied) days per year

So that Hospitable can automatically manage availability to maximize revenue while ensuring compliance with local regulations.

Description:

Hosts in certain cities (e.g., Denver’s 180-day primary residence requirement) must occupy their property for a minimum number of days annually. This feature would allow a host to input the required occupancy threshold, and Hospitable would dynamically adjust listing availability to:

  • Ensure regulatory compliance (e.g., minimum owner-occupied days met)

  • Optimize for highest revenue periods based on seasonality, demand, and events

  • Adjust stay rules dynamically (e.g., enable monthly stays in low season, prioritize high-yield weekends during peak demand)

Acceptance Criteria:

  • Host can enter required annual non-rentable/owner-occupied day threshold.

  • System tracks rented vs. blocked days in real time.

  • Availability is automatically optimized to maximize projected revenue while staying within compliance limits.

  • Host retains ability to override automated recommendations.
